Biess Lists Property Auctions From July as Distressed Assets Move Through Coactive Processes
Biess is moving residential assets through auction processes tied to coactive collections, creating a small but visible distressed-property channel in Ecuador's housing market.
Primicias reported that apartments from USD 23,000 and Quito houses from USD 26,000 are part of Biess assets in coactive auction processes starting in July 2026.
Asset Locations
The process includes properties in different cities in Pichincha, Guayas and Manabi.
For Quito, the platform lists properties in the north and south of the city, available for auction between July and August 2026.
Interested buyers must use the Biess website and go to Remates under products and services to review each asset and its appraisal.
Process Notes
Primicias emphasized that these properties come from coactive collection processes for unpaid debts. That makes legal review a core part of participation.
The report says users create an account through the Biess auction portal, qualify as auction clients for a property, upload required documents in PDF and then submit the offer documentation and proof of deposit.
Market Signal
The immediate opportunity is low headline pricing. The risk is legal and procedural complexity.
For investors, the relevant question is not only the listed price, but title condition, possession risk, debt history, auction terms and the cost of closing any legal gaps before resale or occupancy.
