Ambiensa Opens New York Headquarters to Facilitate Property Acquisition for Ecuadorian Migrants
The real estate developer Ambiensa has officially opened its new headquarters in New York, United States. The primary objective of this expansion is to provide direct service to Ecuadorians residing in the US who seek to acquire property and consolidate assets in their home nation.
Ambiensa is offering a new direct credit modality specifically designed for migrant community members. This option targets individuals who may not qualify for traditional financial system loans or are not affiliated with the Ecuadorian Social Security Institute (IESS). This direct credit mechanism provides 100% property financing over an eight-year term, operating under a guarantee trust. Interest rates are regulated by the Central Bank of Ecuador, and immediate delivery of the property is facilitated upon the signing of the purchase agreement. Applicants for this credit must present copies of their bank movements and documents certifying income stability.
In addition to its direct credit, Ambiensa will offer guidance on national government programs for qualified housing. These include the Crédito Miti-Miti, which features an annual rate of 4.89% through private banking, and CrediCasa from Biess, directed at affiliates with an annual rate of 2.99%.
The properties offered by Ambiensa are located in Nueva Ciudad, in the northern part of Guayaquil, identified as a sector with significant urbanistic projection. This development is projected for more than 120,000 inhabitants, designed under the concept of a 15-minute city, integrating residential, commercial, educational, and recreational areas. The urbanizations feature earthquake-resistant infrastructure, high-quality finishes, social areas, private security, and environmental certification for water and electricity savings.
The main headquarters in the United States is situated on Roosevelt Avenue, in the Jackson Heights area of Queens. To expand coverage across New York state, Ambiensa has established strategic alliances with additional advisory points through branches of Unión Andina and Altamirano Financial Services in Queens and Brooklyn.
What to watch
Monitoring the uptake of Ambiensa's direct credit modality will indicate its effectiveness in reaching Ecuadorian migrants who face barriers with traditional financing. The volume of property acquisitions through this new channel and the utilization of government housing programs facilitated by Ambiensa's guidance could provide insights into the demand for such specialized services within the migrant community.
