
Capital Shopping Passes 20% Completion On USD 100M Build
Construction status
Capital Shopping has passed 20% completion in Portoviejo, according to Mayor Javier Pincay. The project is positioned as the largest shopping center in Manabi.
The development occupies 4.3 hectares inside the Villanueva Urban and Business Park, on the former Reales Tamarindos airport property along Avenida Manabi.
Private investment exceeds USD 100 million. The sponsor is Consorcio Portoshops, formed by Corporacion La Favorita and Condado Shopping.
Development program
The project is planned at approximately 121,000 square meters of construction, placing it among Ecuador's four largest shopping centers by surface area.
The tenant and amenity program includes:
- More than 180 retail units
- An underground parking facility for more than 1,000 vehicles
- Eight Multicines theaters
- Food and entertainment areas
Confirmed brands include Megamaxi, Marathon, Etafashion, RM, Todo Hogar, Jugueton, and Game Town.
The source did not provide an opening date, stabilized occupancy estimate, construction-completion date, or operating-employment forecast.
Access infrastructure
The complementary Transversal 3 (VT3) road has passed 25% completion. The corridor will connect Calle Manuel Palomeque with Avenida Eudoro Loor.
VT3 is designed at 212.75 meters long and 25 meters wide, with two-way traffic, underground utility networks, sidewalks, and lighting. The road will move Villanueva beyond half of its planned road grid.
Business signal
The project combines a national-scale retail asset with district-level transport infrastructure. Corporacion La Favorita's presence anchors the commercial program, while the access-road build reduces a key development dependency around customer and service traffic.
For Portoviejo, the investment concentrates organized retail, cinema, food, and large-format brands in a former airport redevelopment area. The commercial question is whether tenant delivery and access works remain synchronized as construction advances.
